1. About Best Builders

Best Builders ("we", "us", "our") provides professional building services throughout the United Kingdom, including but not limited to home extensions, loft conversions, refurbishments, new builds, and commercial works. Our website, www.bestbuilders.co.uk, is intended for UK-based users and customers only.

By accessing our website or engaging us for any service, you agree to be bound by these Terms & Conditions together with our Privacy Policy and any project-specific written agreement issued to you.

2. Acceptance of These Terms

Please read these Terms & Conditions carefully before using this website or requesting a quotation. By browsing, accessing, or using the site, you confirm that you accept these terms and that you agree to comply with them.

If you do not agree to these terms, you must not use this website or proceed with any service engagement. These terms form the basis of our contractual relationship with you, in conjunction with your written estimate, proposal, or contract.

3. Using Our Website

Our website is provided to help you learn more about our building services, request consultations, and obtain information about working with Best Builders. All content is for general information only and does not constitute professional or legal advice.

  • You must be at least 18 years old to submit enquiries or enter into a contract with us.
  • You agree not to misuse our site by knowingly introducing viruses or attempting to gain unauthorised access.
  • You must not use our website for any unlawful purpose or in a way that could damage our reputation.

While we work hard to keep information accurate and up to date, we do not guarantee that the content on our website is free from errors or omissions. You should verify any critical details with us directly before relying on them.

4. Quotations, Estimates & Proposals

Any quotation, estimate, or proposal provided by Best Builders is issued subject to these Terms & Conditions and any additional terms stated within the document itself.

  • Validity: Written quotations are typically valid for 30 days from the date of issue unless otherwise stated.
  • Site inspection: All estimates are subject to site inspection and survey. Hidden conditions may require variations and additional costs.
  • Planning & approvals: Unless expressly included, quotations do not cover fees for planning permission, building control, party wall agreements, or specialist surveys.

A binding contract is formed once you confirm acceptance of our written quotation or proposal in writing (including by email) and we issue a written confirmation or commence work by agreement.

5. Scope of Works

The description of works in your written quotation, schedule, or contract defines the scope of our obligations. It is your responsibility to ensure that the specification accurately reflects your requirements before we begin.

Any changes requested after work has started may be treated as variations and may affect cost and programme. We will explain the impact of any change and agree it with you in writing before proceeding where reasonably possible.

6. Pricing, Deposits & Payments

Our fees and payment terms are set out in your quotation or contract. For clarity and transparency, the following general principles apply:

  • Deposit: A deposit or initial payment may be required to secure your booking and cover early-stage costs such as materials and mobilisation.
  • Stage payments: For larger projects, payments are usually made in agreed stages, linked to clearly defined milestones.
  • Final payment: The balance is typically due on practical completion of the works, subject to any agreed snagging list.
  • Payment methods: We accept standard UK payment methods as specified on your invoice or contract.

Late or missed payments may result in suspension of work and additional charges such as statutory interest and reasonable recovery costs, in accordance with UK law.

7. Variations & Additional Works

Building projects often evolve as work progresses. Where you request, or we recommend, additional works or changes to the original specification, we will treat these as variations.

  • We will provide revised pricing or a variation order where reasonably practicable.
  • Variations will not normally proceed until pricing is accepted in writing, except in urgent cases where immediate action is needed to protect your property or safety.
  • Variations may extend the programme and influence the agreed completion date.

8. Access, Site Conditions & Your Responsibilities

To enable us to deliver your project safely and efficiently, you agree to:

  • Provide safe and reasonable access to the site during agreed working hours.
  • Ensure that all necessary permissions, approvals, and consents are in place unless we have agreed to manage these on your behalf.
  • Remove or protect personal belongings and valuables from working areas.
  • Inform us of any known hazards such as asbestos, structural defects, or restricted access.

We will take reasonable care to minimise disruption; however, some noise, dust, and temporary inconvenience are inherent in building works.

9. Timeframes & Completion

Any start dates or completion dates that we provide are given in good faith based on current information and workload. While we aim to meet agreed programmes, dates are estimates and not usually of the essence unless specifically stated in writing.

Factors outside our reasonable control, including severe weather, supply chain issues, access restrictions, or delays caused by third parties, may affect the programme. We will keep you updated and work with you to minimise delay.

10. Quality, Materials & Warranties

Best Builders is committed to delivering high quality workmanship across all projects. We use appropriate materials that meet relevant UK standards, or those specified in your design and specification.

  • Where specific products or finishes are requested, availability may occasionally require the use of equivalent alternatives.
  • Manufacturer warranties for fixtures, fittings, or equipment will be passed on to you where possible.
  • Our own workmanship warranty (if applicable) will be confirmed in your project documentation.

Your statutory rights as a consumer under UK law are not affected by any additional warranty we may provide.

11. Customer Care & Aftercare

We aim to build long-term relationships with our clients. Following completion, we are happy to provide guidance on maintenance and to discuss any concerns that may arise.

If you experience any issue with our work, please contact us promptly so that we can investigate and, where appropriate, arrange remedial work within a reasonable timeframe.

12. Cancellations & Cooling-Off

If you are a consumer and you enter into a contract with us away from our business premises or online, you may have a statutory cooling-off period under UK consumer law. Details of any cooling-off rights and how to exercise them will be outlined in your specific contract paperwork.

Where work has already started at your request within the cooling-off period, you may be responsible for reasonable costs incurred up to the point of cancellation, including labour, materials, and any third-party charges.

13. Intellectual Property & Website Content

All content on this website, including text, imagery, graphics, logos, layout, and design, is owned by or licensed to Best Builders unless otherwise stated. It is protected by copyright and other intellectual property laws in the United Kingdom and internationally.

  • You may view, download, and print content for your own personal, non-commercial use.
  • You must not reproduce, distribute, or exploit any content for commercial purposes without our prior written consent.
  • You may link to our homepage in a fair and legal manner that does not damage our reputation or suggest any form of association or endorsement where none exists.

14. Third-Party Links & Resources

Our website may include links to third-party websites, information, or resources that we believe may be helpful to you, such as planning guidance or building regulations.

These links are provided for your convenience only. We have no control over the content or availability of those websites and accept no responsibility for them or for any loss or damage that may result from your use of them.

15. Data Protection & Privacy

We take your privacy seriously and handle personal data in accordance with UK data protection laws, including the UK GDPR and the Data Protection Act 2018.

Our Privacy Policy explains how we collect, use, disclose, and protect your personal information when you contact us, request a quote, or use our website. By using our services, you acknowledge that you have read and understood our privacy practices.

16. Liability

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded under UK law.

Subject to the above, we will not be liable for:

  • Any loss of profit, business, revenue, or anticipated savings.
  • Any indirect or consequential loss or damage.
  • Loss arising from circumstances beyond our reasonable control.

Our total liability in respect of any claim arising out of our contract with you will be limited to the total amount paid by you for the relevant works, except where otherwise required by law.

17. Complaints & Dispute Resolution

We are committed to resolving any issues fairly and promptly. If you are unhappy with any aspect of our service, please contact us as soon as possible with full details of your concern.

  • We will acknowledge your complaint and aim to respond within a reasonable timeframe.
  • We may request further information or arrange a site visit to assess the situation.
  • Where appropriate, we will propose practical solutions or remedial actions.

If a dispute cannot be resolved informally, both parties agree to consider alternative dispute resolution options before taking formal legal action, where this is appropriate and available.

18. Changes to These Terms

We may update these Terms & Conditions from time to time to reflect changes in our services, business operations, or legal obligations. Any changes will be posted on this page with an updated "Last updated" date.

Continued use of our website or services after changes are made will be taken as acceptance of the updated terms. We recommend that you review this page periodically to stay informed.

19. Governing Law & Jurisdiction

These Terms & Conditions, and any dispute or claim arising out of or in connection with them or their subject matter, shall be governed by and construed in accordance with the laws of England and Wales.

Both parties agree that the courts of England and Wales will have exclusive jurisdiction in relation to any dispute or claim arising from these terms or our services.
