1. About BestBuilders

BestBuilders.co.uk ("BestBuilders", "we", "us", "our") is a UK-based online comparison and lead generation platform that connects homeowners and property owners ("Homeowners") with vetted local building contractors, tradespeople and specialists ("Builders").

BestBuilders is not a building company and does not carry out any construction work. We operate exclusively as an intermediary — matching Homeowners with Builders and facilitating the request for quotes. Any contract for building work is solely between the Homeowner and the Builder they choose to engage.

2. How Our Service Works

When a Homeowner submits a quote request on BestBuilders, we pass their contact details and project description to up to 3 Builders in our network who are active in the relevant area and experienced in the relevant service type. Those Builders may then contact the Homeowner directly to discuss the project and provide a quotation.

Use of BestBuilders is free for Homeowners at all times. Builders pay a subscription or per-lead fee to access leads through our platform. No commission is charged to Homeowners.

3. No Guarantee of Builder Quality or Outcome

We vet Builders before listing them on our platform and require evidence of public liability insurance, trade qualifications and customer reviews. However, BestBuilders does not guarantee the quality, timeliness, compliance or outcome of any work carried out by a Builder introduced through our platform.

Homeowners are responsible for independently verifying a Builder's credentials, obtaining written quotations, checking references, and entering into their own contract with any Builder they choose to engage. BestBuilders accepts no liability for disputes between Homeowners and Builders, or for any loss, damage or injury arising from building work.

4. Your Obligations as a Homeowner

By submitting a quote request, you confirm that:

• The information you provide is accurate and complete.
• You are the property owner, tenant with authority to commission work, or acting on behalf of the property owner.
• You consent to BestBuilders sharing your contact details and project description with up to 3 Builders in our network.
• You understand you may be contacted by those Builders by phone, email or text message.
• You are submitting a genuine enquiry for building work.

5. Builder Obligations

Builders listed on BestBuilders agree to: hold valid public liability insurance of at least £2m; hold relevant trade qualifications or memberships; respond promptly and professionally to leads; provide accurate and transparent quotations; and comply with all applicable UK building, health and safety, and consumer protection legislation. Builders who fail to meet these standards may be removed from the platform.

6. Quotes and Contracts

Any quotation provided by a Builder is between the Homeowner and that Builder. BestBuilders is not a party to any quotation, contract or agreement for building work. We do not review, approve or guarantee any quotation provided by Builders on our platform.

Homeowners should always obtain written, itemised quotations before committing to any work. We strongly recommend obtaining at least 3 quotes. Never pay in full before work is completed.

7. Cost Guide Information

The cost information published on BestBuilders is provided for general guidance only. It represents typical price ranges based on data from our network and is not a quotation or guarantee of the price for any specific project. Actual costs will depend on project scope, specification, location, site conditions and other factors. Always obtain written quotations from qualified professionals before making financial commitments.

8. Intellectual Property

All content on BestBuilders.co.uk — including text, images, design, code, cost data, town pages and cost guides — is the property of BestBuilders or its licensors. You may not reproduce, distribute or use this content for commercial purposes without written permission. You may share links to pages on BestBuilders.co.uk.

9. Limitation of Liability

To the maximum extent permitted by law, BestBuilders shall not be liable for any indirect, incidental, consequential or special loss arising from use of this website or our services — including any loss arising from building work carried out by Builders introduced through our platform. Our total liability in relation to any claim shall not exceed £100. Nothing in these terms limits liability for death or personal injury caused by negligence, or for fraud.

10. Data and Privacy

Our use of your personal data is governed by our Privacy Policy. By using BestBuilders you consent to the collection and use of your data as described in that policy. We comply with UK GDPR and the Data Protection Act 2018.

11. Governing Law

These Terms & Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

12. Changes to These Terms

We may update these Terms & Conditions from time to time. The current version is always available at bestbuilders.co.uk/terms. Continued use of the site after changes constitutes acceptance of the updated terms. Last updated: April 2026.
