Material choice is the single biggest lever on a re-roofing quote. Concrete tile remains the workhorse of British housing at around £120/m² supply and fit, while natural slate — the longest-lasting covering at 100+ years — runs to roughly £220/m², nearly double. Flat-roof coverings price lower per square metre, and every rate below already includes strip-off, breathable membrane, battens, labour, skip and VAT.
What a Re-Roof Actually Replaces: Pitched Roof Anatomy
A full re-roof strips the covering back to the rafters, then rebuilds the weatherproof sandwich: a breathable membrane draped over the timbers, treated battens fixed through it, and the tiles or slates hung on top, finished with a dry-fixed ridge — mortar bedding alone no longer complies with BS 5534. Fascias, soffits and gutter renewal are often priced as extras, so check your quote itemises them.
