How this calculator works
Scope changes the shape of the price more than the tile does. A handful of tiles is a repair with a fixed call-out. A section is priced per square metre with access on top. A full re-tile adds strip, disposal, new underlay and new battens — which is most of why it costs several times a partial job. That is also why it rarely pays to re-tile a whole roof to cure one leak: price the repair and the full job side by side, and let the age of the underlay, not the sight of a few slipped tiles, decide which one you are actually buying.
On an older roof the practical difficulty is matching. Profiles get discontinued, and weathered tiles never match new ones exactly. If you are re-tiling one elevation, expect a visible difference — some roofers move original tiles to the visible elevation and put new ones at the back, which is worth asking for. Yes, and for isolated damage it is the sensible thing to do. It stops being sensible when faults keep appearing in different places, which usually means the underlay and battens have failed — at that point you are paying repeatedly for a symptom. A rough test: if the same roof has been patched two or three times in a few years, the next payment is usually better put toward a re-tile that renews the underlay and battens and comes with a guarantee on the whole covering.
Not exactly. Profiles get discontinued and weathered tiles never match new. Reclaimed is the closest match but supply is variable. A common approach is to move original tiles to the most visible elevation and put the new ones where they show least.
Concrete is cheaper and gives 40–60 years with the widest choice of profiles. Clay costs roughly 50% more, weathers better, and lasts 60–100 years. On a period property clay or handmade may be what the area expects, or what planning requires. Weight matters too: concrete tiles are heavy and clay heavier than natural slate, so on a roof originally built for a lighter covering the structure should be checked before you switch material, as strengthening the rafters can quietly outweigh the tile saving.
On a full re-tile, yes — and any quote that omits them should be questioned. Battens are typically the reason a roof is being redone, and re-laying good tiles onto forty-year-old battens wastes the whole job.
