How this calculator works

Access is separated out deliberately, because on roof work it is often the larger number. A £275 tile repair on a two-storey house can carry £900 of scaffolding — and that scaffold costs the same whether you fix three tiles or thirty.

The practical consequence: if the roof is going up anyway, get everything roof-level priced in the same visit. Ridge work, flashings, gutter clearing and bird proofing all become far cheaper bundled than done separately six months apart.

Past about 40 years, or when you are on your third repair in a few years. Recurring faults across different parts of the roof usually mean the underlay and battens have gone โ€” and those are not visible from the ground, which is why a roof can look sound and still be failing.

Because it is priced on erection and hire, not on the work underneath. That is why bundling matters: if the scaffold is up, get the ridge, the flashings, the gutters and any bird proofing done in the same visit rather than paying to put it back up later.

Be very careful. Unsolicited callers claiming to have "noticed damage" are the single most common roofing scam in the UK. Never agree to work on the doorstep, never pay cash up front, and get two or three written quotes from roofers you approached yourself.

For simple work, often yes โ€” many will quote from clear photos taken from the ground or a neighbouring window. For anything structural or where a leak has not been traced, insist on someone actually going up; a quote for an unlocated leak is guesswork.
