A reasonable deposit is 10–25% of the contract value, capped at materials cost for the first phase of work. Never pay 50% or more upfront — this is the #1 red flag for rogue traders. For projects over £5,000, structure payments in stages tied to milestones (e.g. 20% deposit, 30% at first-fix, 30% at second-fix, 20% on completion + retention). For sums over £30,000, use an escrow service or stage release through a solicitor.
For projects under £10,000, a simple written quotation (scope, price, materials, timeline, payment terms, snagging period) is sufficient. For projects over £10,000, use a JCT Homeowner Contract (industry standard, £30–£50 from the JCT website) or the FMB Build Assure contract. Both protect both parties on variations, delays, defects and insurance. Never accept a verbal agreement for any work over £1,000 — if there's a dispute, you have no evidence.

Yes — treat cash-only as a major red flag. Legitimate builders accept bank transfer (preferred), card payment, or cheque, and provide VAT receipts. Cash-only typically signals: not VAT-registered (limits scope to small jobs); avoiding tax (your problem if HMRC investigates); no audit trail if the work fails. There's no consumer benefit to paying cash — you lose Section 75 protection (cards), bank transfer evidence, and your right to chase. Stick to traceable payments.
A genuine risk for any UK building project. Protections, in order of strength: (1) FMB Build Assure warranty — covers project completion with another contractor if your FMB-member builder ceases trading. (2) Card payment / Section 75 — if you paid by credit card for any portion over £100, the card issuer is jointly liable. (3) Insurance-backed guarantee (IBG) — usually offered by NFRC roofers, FMB members, MCS installers. (4) Stage payments — never pay more than 25% ahead of actual work delivered. Without these protections, you're largely uninsured.
Yes, under the Consumer Rights Act 2015, you can withhold payment proportionate to defects, but you must follow the right process: (1) Document defects in writing immediately on completion (photos, dated list); (2) Give the builder reasonable opportunity to fix; (3) If they refuse, withhold an amount proportionate to remedial cost. Withholding more than the cost to fix or refusing to engage at all weakens your position. For amounts over £5,000, get independent surveyor input before withholding.
The Consumer Rights Act 2015 requires all building work to be: (1) Performed with reasonable care and skill; (2) For a reasonable price if not pre-agreed; (3) Within a reasonable timeframe if not pre-agreed; (4) Using materials of satisfactory quality, fit for purpose, and as described. If any fail, you can: ask for the work to be re-done at no extra cost (first remedy); request a price reduction; or in serious cases, terminate the contract. Your rights cannot be excluded by contract terms.
