Estimate Your Rewiring Cost
4 steps. Supply-and-fit including new wiring, accessories, consumer unit, certification, Part P notification and VAT.
How This Calculator Works
We start from the full-rewire base price for your property size, scale it by the scope of work, add an occupied-home factor, then apply a regional multiplier.
Property Size (full rewire base)
- 1-bed flat / studio — £3,500
- 2-bed flat / terraced — £4,200
- 3-bed semi / terraced — £5,500
- 4-bed detached — £7,200 · 5+ bed — £9,500
- Partial ×0.55 · Fuse box only ×0.18 · EICR ×0.08 · Occupied +15%
Includes wiring, accessories, consumer unit, certification, Part P notification and VAT.
Regional Multipliers
- London 1.30× · South East 1.15× · South West 1.05×
- East 1.08× · Midlands 1.00× (baseline)
- North West 0.93× · North / Yorkshire 0.92×
- Wales 0.93× · Scotland 0.95× · NI 0.88×
Low/high band is ±18% around the mid estimate. A firm price follows a survey.

How to read a rewiring quote
Two electricians can quote the same house hundreds of pounds apart, so read past the headline figure before you choose. Check whether the price is fixed or a day rate: a fixed price given after someone has actually looked at the property protects you if the circuits or access turn out worse than expected, while an open day rate can drift on an older house. Make sure the quote spells out the number of circuits, the consumer unit, testing and the Part P notification, because a low number that quietly leaves out certification or making-good is not the bargain it looks. Ask who handles the plastering and decorating once the walls have been chased, as many rewire prices stop at first and second fix and leave the finish to you. Confirm the electrician is registered with a scheme such as NICEIC, NAPIT or ELECSA and will issue an Electrical Installation Certificate on completion, and check the firm on that scheme's online register before you commit. If the existing wiring might still be sound, an EICR test costs far less than a full rewire and tells you whether you actually need one; our rewiring cost guide goes into when a rewire pays for itself. When you are ready to compare like-for-like, the electrical services hub matches you with vetted local electricians quoting on the same spec.
