How this calculator works
Chimney jobs are small in materials and large in access. Re-flaunching is £300–£600 of work that needs £600–£1,300 of scaffold to reach, which is why the sensible move is to do everything the stack needs in one visit.
Diagnosis matters as much as price. A damp patch in the bedroom next to the chimney breast is usually failed lead flashing, not a failing stack — and flashing is a fraction of a rebuild.
Before removing a stack: check whether it carries load, and whether it is shared. On a mid-terrace the stack is usually half your neighbour's, which makes removal a party wall matter as well as a building one.
