Kitchen Fitters Who Know Their Trade

A kitchen renovation is one of the most complex home improvement projects โ€” combining plumbing, electrics, structural work, tiling and fitting, often within tight spaces and demanding specifications. Getting the right fitter makes all the difference.

BestBuilders connects you with vetted kitchen fitters who manage the full project: strip-out, first fix services, unit installation, worktops, appliances, tiling and snagging. Whether you're supplying your own kitchen or need a design-and-supply service, we match you with fitters who can work with your brief.

Every fitter in our network is vetted before receiving a single lead from us. We do not check insurance or scheme membership on your behalf, so ask to see current public liability cover and check KBSA or TrustMark on their free public registers before work starts.

What Affects the Cost of a Kitchen Renovation?

Kitchen renovation costs vary enormously based on six key factors. Understanding them helps you get more accurate quotes and compare them fairly.

๐Ÿ“ Kitchen size

More cabinets, more worktop, more time. Galley kitchens under 6 linear metres cost significantly less than large L-shaped or U-shaped layouts. Always measure your linear meterage before requesting quotes.

๐Ÿญ Kitchen supplier

There's a huge range from flat-pack (IKEA, B&Q) to rigid-built mid-range (Howdens, Magnet) to bespoke (Roundhouse, deVOL). Fitter labour costs vary less than the units themselves โ€” supply-only versus supply-and-fit changes the quote significantly.

๐Ÿชจ Worktop material

Laminate worktops start from around ยฃ100 per linear metre installed; quartz and granite from ยฃ300โ€“ยฃ500+; solid wood ยฃ200โ€“ยฃ400. Worktop choice alone can add or save ยฃ2,000โ€“ยฃ5,000 on a typical project.

โšก Services work

Moving the sink, adding sockets or relocating a boiler adds cost. If your kitchen layout stays roughly the same, services costs are minimal. Major replanning of plumbing and electrics can add ยฃ1,500โ€“ยฃ4,000 to the project.

๐ŸชŸ Structural changes

Removing a wall, creating an opening or adding a roof light adds structural costs โ€” potentially ยฃ2,000โ€“ยฃ8,000 on top of the kitchen fit itself. Often done as part of a combined kitchen-extension project.

๐Ÿ“ Location

London and South East labour rates run 20โ€“30% above national averages. Access constraints (e.g. no parking for a van, tight stairways, upper-floor kitchens) can also affect price. Always get local quotes โ€” use our town-specific cost guide.

How to check a kitchen fitter before you commit

We match you with local trades and step back โ€” the hiring decision is yours. These are the checks that separate a good kitchen fitter from an expensive mistake, and they take about ten minutes.

Get the quote in writing

An itemised written quote covering labour, materials, waste removal and VAT โ€” not a figure over the phone. If two quotes differ a lot, it is usually because they cover different work, and only the written detail shows you where.

Check the insurance yourself

Ask for the public liability certificate and check the policy is current and in the same trading name as the quote. A logo on a van or a website is not evidence. If the work is notifiable, ask who is registering it.

Ask for recent local work

Two or three jobs of the same type from the last six months, close enough to go and look at. Someone who does good work will offer these before you ask. Be wary of anyone who only has photographs.

On payment: never pay the full amount up front. A deposit against materials is normal; after that, stage payments against completed work are the standard arrangement. Pressure to pay in cash, in full, or on the day is the single most common warning sign.

Kitchen Renovation FAQs

A straightforward kitchen fit โ€” same layout, no structural changes โ€” typically takes 1โ€“2 weeks. A more complex project involving structural changes, moving services or a larger kitchen can take 2โ€“4 weeks. Lead times for kitchen delivery can add 4โ€“12 weeks to the overall programme if you're ordering from a manufacturer. Your fitter will discuss sequencing with you before work starts.
Both options work well โ€” it depends on how much control you want over the design process. Supplying your own kitchen (e.g. from IKEA, Howdens or a bespoke manufacturer) means you control the specification and often reduces the overall cost, since you're not paying a fitter's markup on units. A supply-and-fit service from a kitchen specialist can be more convenient and may offer a single warranty on units and installation. Your matched fitters can work either way โ€” describe your situation in the form.
In almost all cases, no โ€” a like-for-like kitchen renovation does not require planning permission. If you're combining the renovation with a structural change (removing a wall, adding a roof light or building an extension), those structural works may require either Permitted Development notification or full planning permission. Building Regulations approval is required if you're moving gas appliances or making electrical changes beyond minor alterations.
Yes, though you'll be without a functioning kitchen for 1โ€“2 weeks in most cases. Good fitters work in a way that maintains access to the rest of the house. Plan to use a microwave, slow cooker or toaster oven as a temporary kitchen. If the project involves structural work or a full re-plumb, there may be periods of 1โ€“2 days where water is off โ€” your fitter will give you notice. Some homeowners choose to take a short break to avoid the disruption.
Flat-pack units (IKEA, B&Q) are assembled on site and tend to be less expensive to buy, though they take longer to install. Rigid units (Howdens, Magnet, Symphony) arrive pre-assembled and are generally more durable, with better quality drawer runners and hinges. For a mid-range or premium kitchen, rigid units typically deliver better long-term value. Your fitter will advise on what suits your specification and budget.
Always get at least 3 quotes. Kitchen fitting costs can vary significantly for the same scope of work โ€” comparing quotes helps you understand fair market pricing, assess each fitter's approach and spot anything unusual. BestBuilders provides up to 3 matched quotes from a single submission, so you can compare confidently without spending hours sourcing fitters yourself.
Budget refit (ยฃ4,000โ€“ยฃ16,000 nationally) uses flat-pack carcasses, laminate worktops, entry-level appliances. Mid-range renovation (ยฃ7,000โ€“ยฃ33,000) uses rigid-built carcasses, quartz or solid wood worktops, mid-tier appliances. Premium fitted (ยฃ14,500โ€“ยฃ43,000) uses bespoke joinery, granite/quartz/Dekton worktops, integrated premium appliances. The structural cost (labour, electrics, plumbing) stays similar across tiers โ€” most of the cost difference is in materials and appliances.
A standard kitchen renovation (no structural walls moved) takes 2โ€“4 weeks on site once the design is signed off and units are ordered. Add 4โ€“8 weeks of lead time for bespoke joinery or imported worktops. If structural changes are involved (knocking through to a dining room, removing a load-bearing wall, adding bifolds), expect 5โ€“8 weeks total. Most homeowners are without a working kitchen for 1โ€“2 weeks during the renovation.
Usually no โ€” a full kitchen renovation manager coordinates all trades. A typical kitchen needs: a Part-P qualified electrician for new circuits and lighting, a plumber for sink and dishwasher, and a Gas Safe registered engineer for any hob, oven or boiler relocation. Your matched builder either has these trades in-house or sub-contracts to vetted specialists. All notifiable work (electrics, gas) must be certified to Building Control.
Yes โ€” most modern appliances fit standard kitchen unit dimensions (600mm width for hobs/ovens, 600mm or 700mm freestanding fridges). However, if your appliances are older than 8โ€“10 years, replacement is often more cost-effective than integration, especially for energy-rated efficiency. Built-in dishwashers, fridges and ovens with non-standard sizes may force a layout compromise. Your designer will check appliance dimensions before finalising the layout.
Islands work best in kitchens of at least 4m ร— 3m โ€” you need a minimum 1m of clearance on all sides for circulation. If you're fitting a hob in the island, an extractor (downdraft or ceiling) plus power supply and gas/electrical routing through the floor add ยฃ1,500โ€“ยฃ4,000 to the project. Adding a sink to the island adds ยฃ800โ€“ยฃ2,000 in plumbing. For smaller kitchens, a peninsula (island attached to one wall) gives similar benefit without the clearance overhead.
Like-for-like kitchen renovations don't need planning permission โ€” they're internal works. You DO need Building Regulations approval for: new electrical circuits (Part P), new gas connections (Gas Safe certification), structural alterations (removing a load-bearing wall), and new windows or external doors. If your kitchen renovation involves extending or knocking through to another room, planning permission may be required if you change the building's footprint. Your builder will advise during the design phase.
Yes โ€” a well-designed new kitchen typically adds 5โ€“10% to property value in a market sale. Returns are highest when (1) the kitchen was outdated or poorly laid out, (2) the new kitchen suits the home's overall standard (don't install a ยฃ30k kitchen in a ยฃ180k home), and (3) the layout improves natural light or opens to dining space. Premium fittings beyond local market expectations rarely recoup full cost on sale โ€” match spec to neighbourhood comparables.
Three separate warranties apply: (1) Kitchen units โ€” manufacturer warranty, typically 10โ€“25 years on carcass; 2โ€“10 years on hinges and runners. (2) Worktops โ€” typically 10 years on stone/quartz, 5 years on laminate. (3) Installation workmanship โ€” your builder's guarantee, usually 12 months covering snagging. (4) Appliances โ€” manufacturer warranty 1โ€“5 years. Keep all paperwork; warranties are voidable if work was carried out by non-qualified trades.
