In the UK these two words mean very different things — and confusing them is one of the most common ways homeowners end up paying more than they expected. A quote is a fixed price offer: once you accept it in writing it generally forms a contract, so the builder is bound to that figure unless you change the scope. An estimate is an educated best-guess that can move as the job progresses. For any project worth more than a few hundred pounds, always ask for a written quote, not an estimate.

A vague one-line price is a warning sign. A professional, itemised quote sets out exactly what you are paying for. Check each of your three quotes against this list:

A quote to a consumer should state whether VAT is included.

Staged payments tied to milestones — not a big sum up front.

How to compare your three quotes (without just picking the cheapest)
The lowest quote is rarely the best value — it is usually the one that has left something out. Compare fairly:
- Check the scope like-for-like. Make sure all three quotes cover the same work to the same standard before you compare the numbers.
- Look at the median, not the lowest. If two quotes are £40,000 and one is £28,000, treat the outlier with suspicion — something is usually missing.
- Read the exclusions. Scaffolding, waste removal, making good and planning fees are common omissions that turn a "cheap" quote into the dearest.
- Judge communication. A builder who turns up on time to quote, answers questions clearly and provides references is showing you how the job will run.

- A large deposit demanded up front — 10–25% for materials is normal; never pay for the whole job in advance.
