Future Homes Standard 2026 — what it means for your boiler choice

From 2026, Future Homes Standard prohibits new gas connections on new-build homes — but replacements in existing homes are unaffected. You can still swap a broken gas combi for another gas combi today and after 2026. The 2035 phase-out of new fossil-fuel boilers (in existing homes) is the next milestone, but is not yet legislated as a hard ban.

When a combi swap is still the right call in 2026: property is poorly insulated (heat pump won't run efficiently), budget is tight, you need hot-water on demand, no loft / cupboard space for cylinder.

When to consider an ASHP instead: EPC C or better, microbore-free pipework, you can fit a 200–250L cylinder, you'll claim the £7,500 Boiler Upgrade Scheme grant, you want to lock in fuel-cost stability against gas-price volatility.

Frequently asked questions

£1,800–£2,800 for a like-for-like swap of a Worcester, Vaillant or Ideal in the same location. £2,400–£3,800 if pipework, the flue, or the boiler position is changing. £3,000–£4,200 for a premium Viessmann or Worcester 8000 install with smart controls.

No — only new-build homes are barred from new gas connections under Future Homes Standard. Replacements in existing homes continue as normal. The 2035 phase-out target for new fossil-fuel boilers in existing homes is policy direction, not legislated yet.

Yes. BUS pays £7,500 toward an air-source heat pump or biomass boiler, £7,500 toward a ground-source heat pump (England & Wales). Eligibility requires no outstanding EPC recommendations for loft/cavity insulation, an MCS-certified installer, and the property being your residential address. Apply via your installer.

1 day for a like-for-like combi swap. 2–3 days for relocation, conversion from system to combi, or back-boiler removal. 3–5 days for a heat pump retrofit including hot-water cylinder install and emitter check.

Worcester Bosch and Vaillant top long-term reliability surveys (Which? 2025–26). Viessmann edges them on engineering / efficiency but parts can be slower outside cities. Ideal and Baxi offer better value for mid-market. Premium brands typically warranty 10–12 years vs 7–10 for mid-market.

Manufacturers (Worcester, Vaillant, Viessmann) require system cleansing to validate the warranty — usually a chemical clean and magnetic filter as a minimum. A full power flush (£350–£650) is only essential where the system shows sludge, cold radiator patches, or noisy circulation.
