How to check a tradesperson before you commit

We match you with local trades and step back โ€” the hiring decision is yours. These are the checks that separate a good tradesperson from an expensive mistake, and they take about ten minutes.

Get the quote in writing

An itemised written quote covering labour, materials, waste removal and VAT โ€” not a figure over the phone. If two quotes differ a lot, it is usually because they cover different work, and only the written detail shows you where.

Check the insurance yourself

Ask for the public liability certificate and check the policy is current and in the same trading name as the quote. A logo on a van or a website is not evidence. If the work is notifiable, ask who is registering it.

Ask for recent local work

Two or three jobs of the same type from the last six months, close enough to go and look at. Someone who does good work will offer these before you ask. Be wary of anyone who only has photographs.

On payment: never pay the full amount up front. A deposit against materials is normal; after that, stage payments against completed work are the standard arrangement. Pressure to pay in cash, in full, or on the day is the single most common warning sign.

The Safest Way to
Find a UK Builder

Rogue traders and unreliable builders are a real risk. BestBuilders removes that risk with our rigorous 5-step vetting process โ€” so every builder you hear from has been vetted before joining.

How we vet builders โ†’
Check Their Insurance
Ask each builder for their minimum ยฃ2m public liability cover before work starts; we do not check it for you.
Vetted & Monitored
We vet every tradesperson before they can receive leads, and remove those with consistent complaints.
Check Their Qualifications
CIOB, FMB, Gas Safe, NICEIC, NFRC โ€” ask to see the membership relevant to your job and check it on the body's register.

Frequently Asked Questions

Use BestBuilders to find vetted local builders โ€” enter your postcode and project type to receive 3 free, no-obligation quotes from qualified builders in your area. Every builder on our platform is vetted before they can receive enquiries. Never pay a builder more than 10โ€“20% upfront, always get quotes in writing, and check they're registered with a relevant trade body such as FMB or CIOB.
A single-storey extension typically costs ยฃ25,000โ€“ยฃ55,000 in the UK (ยฃ1,500โ€“ยฃ2,200/mยฒ). A double-storey extension ranges from ยฃ45,000โ€“ยฃ100,000. London and South East costs are typically 20โ€“30% higher than the national average. See our full extension cost guide for detailed breakdowns and a free cost calculator.
Through BestBuilders you typically receive your first quotes within 24โ€“48 hours of submitting your request. During peak seasons (spring/summer) it may take slightly longer for site visits and detailed quotes, but initial contact usually happens same day.
Many extensions fall under Permitted Development rights and don't require planning permission. However you'll need to apply to your local council if your home is listed, in a conservation area, or if the extension exceeds Permitted Development size limits. Visit our planning permission guide for full details, or ask any of the builders who quote for advice specific to your property.
Yes. Every builder on the BestBuilders platform is vetted before they can receive enquiries. We recommend you also ask any builder for proof of public liability insurance and relevant trade qualifications, and check them before you hire.
Completely free for homeowners. Getting up to 3 quotes through BestBuilders costs you nothing and there is no obligation to proceed. We charge builders a small fee when they win work through our platform, which is how BestBuilders stays free for homeowners.
