How this calculator works

Slate is priced per square metre of roof area, and the slate type moves that rate by a factor of two. Fibre cement gets you the appearance at roughly half the price and half the life; Welsh natural slate is the opposite trade and is frequently what a conservation area will require.

The estimate includes new underlay and battens, because re-slating over old battens is a false economy — the battens are usually why the roof is being redone. The one thing it cannot include is structural timber repair, which nobody can see until the covering is off. Agree a day rate and a per-metre rate for rafters before the job starts.

Natural slate is 80โ€“100 years and Welsh slate often beyond that. Fibre cement is 30โ€“50. In practice the slate usually outlives the fixings and the underlay beneath it โ€” which is why old slate roofs are frequently stripped, re-battened and re-laid with much of the original slate reused.

Often, yes. A good roofer will sort the stripped slate and typically salvage 60โ€“80% of it on a sound roof, buying in reclaimed to make up the difference. That can save meaningfully on materials โ€” ask for it to be priced as an option.

On a budget, or where the roof structure cannot take the weight of natural slate, yes. It looks convincing from the ground. Just budget on a 30โ€“50 year life rather than 80โ€“100, and check what a conservation area requires before choosing it.

Structural timber repair, almost always. Rotten rafters or a sagging ridge only become visible once the covering is off. Agree the rate for that work up front โ€” it turns an argument into a variation.
