What actually drives a scaffolding quote
Two scaffolds outside two identical-looking houses can carry very different price tags, and it’s worth knowing why before you weigh up quotes. The structure itself is what you’re paying for, and its size is set by the building, not by how long you need it.
Height is the first driver. Scaffold is built in lifts – roughly one working level per storey – so a two-storey terrace needs fewer lifts than a three-storey townhouse with a loft conversion. More lifts mean more tube and boards, and more labour to raise them, and above a certain height the scaffolder has to tie the structure into the wall to keep it stable.
Then there’s how much of the house you’re wrapping. A single gutter run down one elevation is a small job; a full re-roof or a render that needs every wall boarded out is several times the material and time. Every extra elevation, every return around a corner, adds length to the run.
Complexity is where quotes really split. A chimney stack needs a tower built up above the main scaffold. A conservatory or an extension in the way means bridging – a beam spanning the obstacle so the scaffold carries on without resting on it. Cantilevered sections, awkward rooflines and anything that can’t sit on flat ground all need designing, and a non-standard design is a line on the quote in its own right.
Access and ground conditions do the quiet work. A crew that can back a van up to the wall and build off level, solid ground works faster than one carrying tube through a side gate onto a soft, sloping garden. Uneven or soft ground may need sole boards or base plates to spread the load, which is more kit and more time.
If any part of the scaffold has to stand on a public footpath or road, the council’s permission isn’t optional. A highway licence is a legal requirement under the Highways Act 1980, arranged by the scaffolder but billed to you – usually £40–£150, as the table above shows. On a busy street it can also mean pedestrian barriers or a footway closure, which adds to the day.
