Question

How is scaffolding charged?

Expert answer

Scaffolding is almost always quoted as a fixed price for the job rather than a simple weekly rental. A standard quote covers three things: erecting the scaffold, dismantling it, and a hire period of around six to eight weeks. As a guide, a single elevation on a typical house costs £650โ€“£1,100 in 2026, a full wrap around the property £1,200โ€“£2,800, and a compact chimney or access tower £450โ€“£900, with London and the South East at the top of those ranges.

If your project overruns the included hire period, extra weeks are charged on top โ€” typically £10โ€“£25 per week for small domestic scaffolds, because the structure is already standing. Add-ons priced separately include a council highway licence (£40โ€“£150) where the scaffold stands on a public pavement, extra lifts for three-storey homes, bridging over conservatories, and debris netting.

Agree two things in writing before the scaffold goes up: exactly how many weeks are included, and the weekly overrun rate. Also check whether your builder or roofer has already included scaffolding in their own quote, so you don't pay twice.
