How this calculator works
Roof cleaning is priced on roof area and access height, which is why it is asked as a property type rather than a square metre figure — almost nobody knows their roof area, and property type is a good proxy for both.
On method: a manual scrape gives an immediate visible result but leaves the spores, so moss returns within two to three years. A soft wash with biocide works over the following months and lasts far longer. Doing both is the most durable option. In practice most reputable cleaners now lead with the soft wash and use scraping only where the moss is genuinely thick, because a hard scrape on a brittle or delaminating tile can do more harm than the moss it removes.
What this calculator deliberately will not price is a roof coating. It is the most common upsell in roof cleaning at £2,000–£5,000, and concrete tiles are designed to shed water by their profile and to breathe. Sealing them can trap moisture in the tile. If a cleaner leads with a coating, get other quotes. Two related jobs are cheap to add while someone is already set up outside with the kit. Roof cleaning calculator FAQs
Sometimes it is genuinely cosmetic. Moss matters when it is thick enough to hold water against the tiles, block gutters, or lift the tiles at the laps. A light green film on a north-facing slope is doing very little harm — be honest with yourself about which you have. If in doubt, clearing the gutters and taking a look at the tile laps after heavy rain tells you more than the view from the pavement, and it costs nothing before you commit to a full clean.
We would advise against it. Concrete tiles shed water by profile and need to breathe; a coating can trap moisture in the tile and it does nothing for the underlay, which is what actually fails. At £2,000–£5,000 it is the biggest overspend in this trade, and it is usually sold immediately after a clean.
Scrape for an immediate result, soft wash for a lasting one. Scraping removes the visible moss but leaves the spores, so it is back in two to three years. Biocide kills at the root and works over the following months — it looks worse for longer and lasts much better.
It should not be. High pressure strips the granular surface from concrete tiles, erodes soft clay and delaminating slate, dislodges mortar bedding on ridges and hips, and can drive water under the covering into the roof space. If a quote mentions a jet wash on a tiled roof, get another quote. The one thing people confuse it with is a low-pressure soft wash, which uses roughly garden-hose pressure to carry biocide rather than to blast the surface; if a firm says pressure washing, ask specifically what pressure they run before you assume it is safe.
