House Rendering Cost Calculator
Rendering runs £40–£100 per square metre by system, and a typical semi lands at £7,000–£11,000. Scaffolding is the line most quotes treat differently, so it is costed separately here.

How this calculator works
Render is priced per square metre of wall, and the system decides the rate. Sand-cement is the cheap end and the one that cracks; monocouche and silicone are through-coloured, so they never need painting, which is where the extra pays back.
Scaffolding is the line quotes handle most differently. It is a separate trade at £900–£3,500 depending on height and duration, and a two-storey render quote with no scaffold line is incomplete rather than cheap.
Insulated render (EWI) is a different job at £120–£180/m² — insulation board fixed to the wall, then rendered. It can qualify for ECO4 or Warm Homes funding, so check eligibility before paying for it outright.
Rendering cost per m² (2026)
| System | Typical 2026 cost | Notes |
|---|---|---|
| Sand and cement, painted | £40–£55/m² | Traditional; needs repainting |
| Monocouche | £55–£75/m² | One-coat, through-coloured |
| Silicone / acrylic thin-coat | £75–£100/m² | Flexible and breathable |
| Insulated render (EWI) | £120–£180/m² | May qualify for grant funding |
| Typical semi, rendered | £7,000–£11,000 | Around 120 m² |
| Scaffolding, two storeys | £900–£2,000 | Separate trade and invoice |
| Removing old render | £12–£25/m² | Where there is existing render |

Rendering calculator FAQs
Silicone thin-coat, in most conditions. It flexes with the building instead of cracking, sheds dirt, and is through-coloured so it never needs painting. Sand-cement is cheapest up front and the most likely to craze and need patching.
For anything above single storey, yes. It is a separate trade at £900–£3,500 depending on height and how long the job runs. Treat a quote with no scaffold line as incomplete.
Sometimes, and sometimes it makes it worse. On a solid wall, a cement render can seal moisture in rather than out. Breathable systems exist for exactly this reason — ask what the render will do to the wall behind it.
Possibly. External wall insulation is covered by ECO4 and the Warm Homes Plan for eligible households, and it is one of the more valuable measures. Check eligibility before you commit to paying for it yourself.
