How this calculator works

A side return is priced per square metre like any extension, but the rate sits above a plain rear extension for two reasons: the alley is narrow, so materials come through the house or over the roof, and there is a party wall on at least one side.

The party wall surveyor is built into the figure at £1,200 because on a terrace it is effectively unavoidable — you are building on the boundary. Serve notice early: two months’ notice is the legal minimum and it is the step most likely to delay a start date.

Often not โ€” many fall under permitted development, but side extensions have tighter limits than rear ones, particularly on width and on anything beyond single storey. Check before assuming, especially in a conservation area.
