Side Return Extension Cost Calculator
A side return fills the alley beside a Victorian terrace. Narrow, awkward access and a party wall on at least one side are what make it cost more per square metre than a plain rear extension.

How this calculator works
A side return is priced per square metre like any extension, but the rate sits above a plain rear extension for two reasons: the alley is narrow, so materials come through the house or over the roof, and there is a party wall on at least one side.
The party wall surveyor is built into the figure at £1,200 because on a terrace it is effectively unavoidable — you are building on the boundary. Serve notice early: two months’ notice is the legal minimum and it is the step most likely to delay a start date.

Side return calculator FAQs
Access and boundaries. The alley is too narrow for machinery, so materials come through the house or over the roof, and labour takes longer. You are also building on or at the party wall, which brings a surveyor and sometimes underpinning.
Often not โ many fall under permitted development, but side extensions have tighter limits than rear ones, particularly on width and on anything beyond single storey. Check before assuming, especially in a conservation area.
You serve notice on the affected neighbours, with two months for wall work. If they consent in writing, that is the end of it. If they dissent, each side appoints a surveyor โ or you agree a single one โ who produces an award setting out how the work proceeds.
On a side return, more than almost anywhere else. The space is narrow and sits against a boundary wall, so side windows are limited. Overhead glazing is where the light comes from, and skipping it is the most common regret on this type of build.
