Which is better — felt, EPDM rubber or GRP fibreglass?

Felt is the cheapest but shortest-lived (15–20 years). EPDM rubber lasts 30–50 years with very few seams and is the best all-rounder for garages. GRP fibreglass is seamless and the hardest-wearing finish, ideal for balconies and walked-on roofs, at 25–30 years. Single-ply membranes suit larger extensions.

Do building regulations apply to a flat roof replacement?

Yes, usually. If you replace more than half the roof covering, Part L of the building regulations requires the roof insulation to be upgraded to a U-value of about 0.18 W/m²K — which is why most full replacements are quoted as a warm-roof build-up with rigid insulation above the deck.

How do I know if the deck needs replacing too?

Soft or spongy areas underfoot, visible sag, ponding water and damp staining on the ceiling below all point to deck damage. New boards over sound joists typically add around £850; rot that has reached the joists adds roughly £1,800 for a new deck with joist repairs.
