Which Flat Roof Covering Lasts Longest?
All four systems in the calculator are proven, but they age very differently, so the cheapest quote is rarely the cheapest roof once you divide the price by its expected life.
- Felt (3-layer torch-on) is the budget option at roughly £55–£95/m². Modern high-performance felt lasts about 15–20 years, but it has the most joints and is usually the first covering to blister or split around upstands.
- EPDM rubber is a single rubber membrane, often laid in one seamless piece on a garage. It typically lasts 30–50 years with very little maintenance, which makes it the best all-rounder for most homes at £80–£120/m².
- Single-ply PVC/TPO membranes at £90–£135/m² suit larger extensions and commercial-style roofs; the welded seams are very reliable and lifespans of 25–35 years are common.
- GRP fibreglass is a seamless resin-and-matting laminate at £95–£140/m² with a hard, walk-on finish ideal for balconies and roof terraces. It lasts around 25–30 years but needs dry, mild weather to cure properly.

What's Included in a Flat Roof Replacement Price
A headline rate per square metre only tells part of the story. A proper replacement, rather than a patch, usually covers several stages, and the calculator prices each one separately so you can see where the money goes. - Strip-off and disposal — removing the old covering and skipping the waste, included in the per-m² rates above.
- The timber deck — the OSB or plywood deck under the covering often needs replacing at the same time. Soft or spongy boards over sound joists add about £850; rot that has reached the joists is closer to £1,800.
- Falls and drainage — tapered firrings or a shaped insulation layer create a slight fall so water drains instead of ponding, which is the single biggest cause of premature failure.
- Insulation, warm deck vs cold deck — a warm-deck build-up places rigid insulation above the deck and is now the standard, better-performing detail. How to Choose a Flat Roofing Contractor
Flat roofing rewards careful detailing, so it pays to compare more than the bottom-line figure. Before you accept a quote, it is worth running through a short checklist. The most common reason a flat roof fails early is poor detailing at the edges and around any upstands rather than the membrane itself, so the real value of a good contractor lies in the parts of the job you never see once the covering is down.
- Ask for a written specification that names the covering system and states whether the price includes a warm-deck insulation upgrade and new deck boards.
- Check that the quote allows for forming falls to a drainage point; a dead-flat roof with no fall will pond and fail early.
- Ask whether the installer is trained or accredited for the specific membrane, ask about NFRC membership, and check the register yourself rather than taking a logo at face value.
- Confirm the manufacturer guarantee on the membrane and what workmanship warranty the roofer will put in writing.
- Compare at least three vetted quotes on a like-for-like specification so you are not weighing a full warm-deck rebuild against a cheap re-cover.
