How this calculator works
Roofline is a per-metre job with a large fixed access cost, so the scaffold is shown as its own line. On a bungalow it is a couple of hundred pounds; on a full-house replacement it can be £1,200 — a meaningful share of the total, and the reason to do all elevations at once rather than a side at a time.
The question worth asking any quote: is the old timber being removed, or capped over? Capping — screwing uPVC over the existing fascia — is quicker and cheaper, and it hides rot rather than removing it. Full replacement costs more and is what you want if the timber has been wet. A good installer will lift a section and show you the condition before pricing capping against full replacement; if a quote is priced for capping without anyone having looked behind the existing board, treat the number as provisional. Two jobs are worth bundling while the scaffold is up, because the access is the expensive part and you only want to pay for it once. Guttering usually comes off with the fascia and goes straight back onto it, so it makes sense to renew both together — the gutter installation cost guide covers that. Removed, if it has been wet. Capping screws uPVC over the existing fascia โ quicker and cheaper, but it seals rot in rather than dealing with it, and the fixings still go into that timber. Full replacement is the job worth paying for.
Almost always. The scaffold is up, the gutter is the same age as the fascia, and fitting it in the same visit costs a fraction of coming back. Doing it separately later means paying for access twice. It is also the moment to switch to a larger or deeper gutter profile if the old one overflowed in heavy rain, since the brackets are being renewed anyway and the upgrade adds very little once the scaffold and labour are already committed.
25โ30 years. White stays looking acceptable longest; darker and woodgrain finishes can fade on south-facing elevations. Aluminium lasts longer again and is worth the premium on exposed or coastal properties. Ventilation is the part people miss: modern roofline should include soffit vents or a continuous vent strip, and skipping them to save a little can trap moisture in the loft, so check the quote lists ventilation rather than assuming it is there.
For anything above single storey, yes. It is eaves-level work along a run, which cannot be done safely from a ladder. On a bungalow, towers are usually enough.
