How to Plan a Loft Conversion Bathroom in 2026 (UK)
An en-suite is the single most requested addition to a loft conversion — and the one most often bolted on late, when the decisions that would have made it cheap have already been made. Adding a bathroom to a loft conversion typically costs £4,000–£9,000 on top of the conversion itself. This guide walks the seven planning decisions in the order a good designer takes them, so the soil pipe, the head height and the floor structure all work with you rather than against you.
What matters most when planning a loft bathroom?
Three decisions determine whether a loft en-suite is straightforward or expensive: where the soil stack is, whether you have the head height in the part of the loft you want to use, and how the waste runs within the floor depth you have. Get those right at design stage and the bathroom is a modest addition. Get them wrong and you are pumping waste, boxing in ceilings and losing the room's best space to a shower you cannot stand up in.

How to plan a loft conversion bathroom in 7 steps
1Find the existing soil stack before you draw anything
The soil stack is the vertical pipe that takes waste from your existing bathrooms down to the drain. Siting the loft en-suite directly above — or immediately adjacent to — the existing stack is the single largest cost saving available to you, typically £800–£2,500 against running a new stack or installing a pump.
Walk the house from the outside and find where the stack runs. In most UK semis and terraces it serves the main bathroom and is either on the rear elevation or boxed internally. Draw the loft layout around it, not the other way round.
2Check head height where the bathroom will actually go
Building Regulations no longer impose a blanket 2.3 m minimum, but the practical test still applies: you need roughly 1.9–2.0 m of standing height over the shower and in front of the basin and WC, and Part K requires 2.0 m of clear headroom over the stair access.
The tempting move is to put the bathroom in the low eaves to preserve the tall central space for the bedroom. That works only if the shower and WC sit under the ridge line or in a dormer. A shower under a 1.5 m slope is a shower nobody uses.
3Work out the waste run within your floor depth
Soil waste needs a fall of about 1:40 to 1:110. A WC waste is 110 mm in diameter, so across a 3 m run you need roughly 110 mm of pipe plus 30–75 mm of fall — inside a floor zone that also has new structural joists in it.
This is why the WC should sit as close to the stack as possible. Where it cannot, the options are a raised plinth (visually poor but cheap), a macerator or a pumped system (£450–£1,200 plus the ongoing reliability compromise), or deeper floor joists agreed with the structural engineer at design stage.
4Confirm water pressure and heating capacity
A loft bathroom is the highest point in the house, which is exactly where gravity-fed systems run out of pressure. If you have a traditional cylinder with a cold tank in the loft, that tank is being removed or relocated by the conversion — and a shower fed from a tank barely above it will not work.
Expect the plumber to specify either a pumped shower, or an unvented cylinder or combi upgrade. Budget £600–£1,400 for a shower pump, or £1,800–£3,500 if the system needs upgrading. Establish this before you sign, because it is a classic mid-job variation.
5Plan ventilation, insulation and the electrics
Part F requires mechanical extract from a bathroom — 15 litres per second, ducted to outside, not into the loft void. In a converted loft the duct route needs to be agreed early because it will pass through insulated roof build-up.
All electrical work must be carried out to Part P by a registered electrician and comply with the IP zones around the bath and shower. Underfloor heating is worth considering here specifically because wall area for a radiator is usually in short supply under a slope.
6Specify waterproofing and non-slip finishes
A loft bathroom sits directly above finished bedrooms, so a leak is expensive in a way a ground-floor leak is not. Tank the shower zone properly with a manufacturer-approved membrane rather than relying on tile adhesive and sealant, and insist the guarantee covers the waterproofing specifically.

7Get 3 quotes on one written specification
Loft conversion quotes vary enormously in what they include for the en-suite. Some price a full bathroom; some allow a bare provisional sum; some exclude sanitaryware entirely. Write a one-page specification — stack position, sanitaryware allowance, shower type, tanking, extract, heating, floor finish — and give the identical document to every contractor.
