On a property over roughly 50 years old, previously extended, or one you plan to alter, usually yes. The extra £200–£800 buys a report that opens up more of the structure and gives repair advice rather than just a traffic-light rating. On a modern, conventional house a Level 2 is normally enough.

No, and this catches buyers out every year. A mortgage valuation is for the lender's benefit — it confirms the property is adequate security for the loan. It is not a survey of the condition and it carries no duty to tell you about defects.

The inspection is 1–2 hours for a Level 2 and 3–4 hours or more for a Level 3. Most surveyors return the written report within 3–5 working days of the visit.
