If you are taking on a full repairing and insuring lease, this is one of the highest-value few hundred pounds you will spend. Without it you can be liable at lease end for putting the building into a better condition than you found it — dilapidations claims of tens of thousands are routine.

Scope. A commercial survey typically covers plant and services, statutory compliance, site infrastructure and often a forward maintenance budget, because the building is an operating asset rather than a home.

Half a day to two days on site depending on size, with the report following in 1–3 weeks. Pre-acquisition work is usually turned around faster to fit a transaction timetable.

Only if the surveyor addresses the report to them or provides a reliance letter. Agree this at instruction — retrofitting reliance afterwards is often refused or charged for.
