How this calculator works

For rented homes in England, at least every five years and at the start of a new tenancy if the existing report is out of date. Owner-occupiers are advised to have one every ten years, or when buying a property whose wiring age is unknown.
C1 is danger present and needs immediate action; C2 is potentially dangerous and must be remedied for the report to be satisfactory; C3 is improvement recommended and does not fail the report. FI means further investigation is required, and that also makes the report unsatisfactory.
Landlords must complete the remedial work within 28 days (or sooner if the report specifies) and obtain written confirmation. Local authorities can impose penalties of up to £30,000 for non-compliance, so this is not a deadline to let slide.
No — the report is the inspection only. Remedial work is quoted separately, which is why it is worth asking your electrician for indicative remedial pricing at the same time as the EICR quote.
