How this calculator works

Every figure in this calculator is the one published in the cost table on our flooring guide. Pick the option that matches your job and the calculator returns that published range, adjusted for your region - it does not model anything the guide does not already say.

That is deliberate. A calculator whose rates drift from the page it sits under is worse than no calculator, because two numbers on the same site disagree.

What it cannot know: access, the condition of what is already there, and anything structural. Those are what separate three real quotes from each other.

For a typical 3-bed semi with around 90–110 m² of floor area, budget roughly £2,500–£4,500 for laminate throughout, £3,500–£7,000 for LVT and £5,000–£10,000 for engineered wood, all supplied and fitted. Mixing carpet upstairs with a hard floor downstairs is usually the cheapest whole-house route.

Only if it is out of tolerance. Most fitters check with a straight edge and will latex-level if there is more than about 3 mm of deviation over 2 m. Self-levelling compound typically adds £8–£18/m², and it is the single most common extra on a flooring quote.

Sometimes, but not always — many fitters buy at trade prices you cannot access, and if you supply the material they will not warrant it against defects. If you do supply your own, order 7–10% extra for cuts and wastage.

One average room takes a day. A whole ground floor is usually 2–3 days, plus a day beforehand if levelling is needed and the compound has to cure.
