How this calculator works
Every figure in this calculator is the one published in the cost table on our party wall surveyor guide. Pick the option that matches your job and the calculator returns that published range, adjusted for your region - it does not model anything the guide does not already say.

As the building owner doing the work, you normally pay all reasonable fees — including the adjoining owner's surveyor. That is why an agreed surveyor acting for both sides is so much cheaper, and worth proposing early in a friendly conversation with your neighbour.
The common triggers are cutting into or building on a shared wall, building astride the boundary, and excavating within 3 m of a neighbouring structure to a lower depth than its foundations (6 m in some cases). Loft conversions, extensions and basements catch it most often.
You still need to serve notice, but if your neighbour consents in writing within 14 days no award is needed and your costs stop there. Even then, a schedule of condition is cheap protection against a later damage claim.
Allow 4–8 weeks from serving notice to having an award in hand. Neighbours get 14 days to respond, and surveyors need time to inspect and draft. Starting work without it can be injuncted, so build the time into your programme.
