What actually changes a 3-bed removal price

The calculator hands you a fair budget from the ranges above. What a removal firm really prices on the day is how much you own and how far it has to go. Two identical semis can be a van apart if one family has filled the loft and the garage and the other hasn’t.

Access is the quiet cost. A third-floor flat with no lift, a shared stairwell and a long carry from the parking bay all add crew time, and crew time is the bill. Mention a narrow lane or a permit bay you’ll need to suspend – the estimator would far rather hear it now than send a truck that can’t get near the door.

Then there’s how much you want them to do. A full packing service costs more than fragile-only because someone is boxing your whole kitchen for a day, and dismantling beds and wardrobes, then rebuilding them the other end, is priced as labour too. Flag the awkward items early – a piano, or an American fridge-freezer that won’t take the stairs – because they can need extra hands or kit.

Timing swings the number more than people expect. The last Friday of the month, and the day either side of a bank holiday, are when everyone moves and prices firm up. If you can shift to a mid-week day mid-month, or stay flexible on the exact date, you’ll usually be quoted less.

One thing to check: ask each mover what their goods-in-transit cover actually pays out, and whether it’s settled by item or by total weight. A firm that packs the boxes itself is usually happier to stand behind what’s inside them than one loading cartons it never saw filled.

None of this shows up in a two-step estimate, which is why three written quotes off the back of a proper survey – even a video one – will always beat a headline figure.
