How this calculator works

Every figure in this calculator is the one published in the cost table on our party wall guide. Pick the option that matches your job and the calculator returns that published range, adjusted for your region - it does not model anything the guide does not already say.

That is deliberate. A calculator whose rates drift from the page it sits under is worse than no calculator, because two numbers on the same site disagree.

What it cannot know: access, the condition of what is already there, and anything structural. Those are what separate three real quotes from each other.

What soundproofing a party wall can and can’t do

First, work out which noise you’re fighting. Airborne noise, like voices or a TV next door, travels through the air and shakes the wall. Impact noise, like footsteps or a dropped pan, is vibration passing straight through the structure. A wall treatment is aimed at the airborne kind; impact noise coming through floors and ceilings needs its own fix, which is why one job doesn’t always solve everything.

The methods in the table above work in different ways. Direct-bonded acoustic boards add mass to the existing wall and are the cheapest – they take the edge off but stay stuck to the brickwork, so vibration still crosses. Resilient bars hold a new layer of acoustic plasterboard off the wall on springy metal channels, with mineral wool in the gap, so the wall and the board no longer move as one. An independent stud wall goes further: a whole new frame that doesn’t touch the party wall, filled with acoustic mineral wool and faced with dense board. You get more decoupling and more mass, and a quieter result for it.

Better results cost you space. Direct-bonded boards steal only a little off the room; resilient bars a bit more; an independent stud can take a noticeable slice off the width once you allow for the gap, the frame and a double layer of board. In a small bedroom, that trade-off between quiet and floor area is the real decision.

No wall treatment gives you silence, and it helps to be honest about why. Sound also travels round the wall – along the floor joists, through the ceiling void, around a shared chimney breast – and comes back into your room. That’s flanking, and if you treat only the wall face those paths cap how much difference you’ll actually notice. Sealing gaps where the wall meets the floor and ceiling, and around sockets, is part of the job, not an extra.

If the work is more than improving your own comfort – splitting a house into flats, or building a new separating wall – it falls under Building Regulations. Approved Document E sets the sound-insulation standards a new or converted separation has to meet, and conversions can be tested on completion. That’s a higher bar than a retrofit for peace and quiet, so tell your builder up front which one you’re after.
