The ranges above are priced by property size for a reason – a clean is sold by the job, not the hour. What moves the figure inside each band is the state you’re handing the place back in. A flat that’s been kept on top of needs a couple of hours of finishing; one that hasn’t seen a mop since the last inventory takes a team most of a day.

Be clear about what you’re buying. A standard end-of-tenancy clean covers the whole property to check-out standard, but the oven, the carpets and the outsides of the windows are often quoted as separate line items. If the kitchen has done a few years of frying, the oven is usually where a deposit is won or lost, so price it in rather than hope.

Whether the place is empty matters more than most tenants realise. The quote assumes clear rooms – cleaning around a sofa and a stack of boxes takes longer, and the patch you couldn’t reach is exactly where the clerk runs a finger. Book the clean for after the van has gone, not before.

Extras are where the real spread lives. Carpet shampooing is the common one; limescale welded to a shower screen, or mould on a bathroom ceiling, is another – both sit on top of the base price, and a good firm will say so up front instead of springing it on you. Ask for the quote in writing with the extras listed, so you can see what’s in and what isn’t.
