Do I Need Planning Permission for a Rear Porch? (2026 UK)

In most cases no โ€” a porch is one of the few additions that is still Permitted Development in 2026, provided it stays small. The external ground footprint must be under 3mยฒ, no part can be more than 3m high, and no part can sit within 2m of a boundary that fronts a highway. Break any one of those and you need full planning permission.

What Can Tip a Porch Into Needing Planning

Size creep

It is easy to drift over 3mยฒ once you add a wide opening or a storage nook. Measure the external footprint, not the internal floor.

Proximity to the pavement

Front porches on terraced homes often fall foul of the 2m rule because the front door is close to the path โ€” a rear porch rarely has this problem.

Listed & conservation status

Listed buildings need consent for almost any external change, and conservation areas may have Article 4 directions that remove porch PD rights entirely.

Building Regulations
