How Much Value Does a Bathroom Add to a House? 3–5% in 2026
A new or updated bathroom adds around 3–5% to a typical UK home — and adding a second bathroom or en-suite adds more. Here’s what a bathroom actually adds to your property value in 2026, the ROI by home band, and where the spend stops paying back.

What a Bathroom Adds to UK House Value in 2026
A single updated bathroom adds most where the existing one was visibly dated. The bigger value lever is adding a second bathroom or en-suite to a home that only has one — that changes how the home is listed and who it appeals to.
| Home value | Sensible bathroom spend | Typical value added |
|---|---|---|
| £175,000 | £4,000–£7,000 | £5,000–£9,000 |
| £300,000 | £6,000–£10,000 | £9,000–£15,000 |
| £500,000 | £9,000–£16,000 | £12,000–£25,000 |
| £800,000+ | £16,000–£30,000 | Often below spend |

Do You Get Your Money Back?
Most homeowners recoup 50–100% of bathroom spend in added value — with the top of that range reserved for adding a much-needed second bathroom rather than replacing an existing one like-for-like.
Best ROI: adding a WC or en-suite
Going from one bathroom to two, or adding an en-suite to the main bedroom, is the highest-return bathroom project because it changes the home's listing category.
Average ROI: tired to tidy
Replacing a dated suite with a clean, neutral one removes a common buyer objection and returns a solid share of its cost.
Poor ROI: over-spec luxury
A 20,000 pound spa bathroom in a mid-market home returns little — buyers won't pay a premium beyond the street ceiling.
