Moving House: Removals, Clearance and Cleaning
Moving day problems are almost always booking problems. Removals want four to six weeks' notice, clearance needs a walk-round to price, and the clean has to land in the narrow window when the property is empty. Here is what to book, how far ahead, and how to tell a real removals quote from a number someone made up on the phone.
What to book, and how far ahead
Moving day problems are almost always booking problems: the van that was too small, the clearance nobody arranged, the clean that had to happen after the furniture arrived. Each of these has a natural lead time, and they are longer than most people expect.
| Service | Book by | Why that far ahead |
|---|---|---|
| Removals | 4โ6 weeks | Peak slots go first; a survey is needed to size the van and crew. |
| House clearance | 2โ4 weeks | Needs a walk-round to price, and disposal capacity has to be planned. |
| End-of-tenancy or pre-sale clean | 1โ2 weeks | Must land in the empty window between clearance and handover. |
| Skip hire | 3โ5 days | Shorter lead time, but a permit adds days if the skip goes on the road. |
| Storage | 2โ3 weeks | Only if your chain has a gap โ size it after the removals survey. |
Removals: what separates a real quote from a guess
Removals is one of the few trades where the quote itself tells you most of what you need to know. A firm that has properly surveyed your home can commit to a price; one that has not will keep its options open, and the day of the move is when that gets expensive.
- A survey happened โ in person or by video walk-round. No survey, no reliable price.
- Vehicle and crew are named โ "a large van and two men" is a commitment; "suitable transport" is not.
- Packing is priced explicitly โ full pack, fragile-only, or none, and whether boxes and materials are included.
- Insurance cover is stated with its limit, including the per-item cap. Ask specifically about anything valuable.
- Access is accounted for โ stairs, lifts, parking distance, narrow lanes, and any parking suspension needed.
- Dismantling and reassembly of beds, wardrobes and garden furniture is named if you expect it.
- The waiting-time policy is written down โ completion delays are common and this is where surcharges appear.
House clearance versus a skip
These solve different problems and the wrong choice is expensive. A skip is a container you fill; clearance is a service that removes the problem.
| Choose | When it fits | Watch for |
|---|---|---|
| Skip hire | Building waste, old carpets, garden clearance โ and you have people to load it. | A permit is needed if it sits on a public road; prohibited items (fridges, mattresses, paint) carry surcharges. |
| House clearance | A full property, a probate house, or anything needing sorting rather than binning. | Check the firm is a registered waste carrier and ask what happens to saleable items โ it should reduce your bill. |
Whoever takes the waste, you keep a duty of care for it. Ask for a waste transfer note and check the carrier's registration on the Environment Agency public register โ fly-tipped waste traced back to you is your problem, not theirs.
Cleaning: the empty window is the whole trick
A clean costs a fraction of the price and takes a fraction of the time when there is nothing in the property. That is true whether you are a tenant meeting a contractual obligation, a seller handing over, or a buyer who would rather not start life in someone else's kitchen.
- Book the clean for after clearance and removals, and before new flooring or furniture arrives.
- If you are a tenant, re-read the agreement โ many require a professional clean and some require the receipt as proof.
- Agree the scope in writing: ovens, inside windows, carpets and appliance interiors are the usual grey areas.
- For a property that has stood empty, ask about mould, dust from building work, and blocked ventilation.
- Do a walk-round with the cleaner before they leave โ snags fixed on the day rarely need a second visit.
