Do I Need Planning Permission for a Sun Pipe? (2026 UK)
For most homes, no. Installing a sun pipe — also called a sun tunnel or light tube — is normally permitted development, so no planning application is required. The main conditions are that the sun pipe must not project more than 150mm above the roof plane, must not sit higher than the highest part of the existing roof, and (on the principal or side elevation fronting a highway) shouldn't be a prominent alteration in sensitive locations. The exceptions that do need consent are listed buildings, some conservation areas, Article 4 areas and flats/maisonettes. Building Regulations apply either way.
When a sun pipe is permitted development
A sun pipe is treated like a rooflight or roof-window alteration under permitted development rights for houses. You typically do not need planning permission when all of these hold:
- The sun pipe projects no more than 150mm above the plane of the existing roof slope.
- No part sits higher than the highest point (ridge) of the existing roof.
- The property is a house (not a flat or maisonette) and still has permitted development rights.
- The home is not listed and not in an area where rights have been removed.

Building Regulations still apply
Planning permission and Building Regulations are separate. Even when a sun pipe is permitted development, the installation must meet Building Regulations for structural opening, weatherproofing and thermal performance. A competent roofer will form the roof opening correctly, maintain the roof's integrity and ensure the flashing kit is watertight. Most quality sun-tunnel systems are designed to comply when fitted to manufacturer instructions.
